Thank You We Made It To the Top 1% of the Medallion Club 2024
In 2023, the real estate industry faced significant challenges with surging interest rates, and navigating through buyers and sellers who were reluctant to adjust their perspectives on the market's trajectory. Despite these hurdles, it marked a pivotal chapter in my real estate journey as I decided to establish a real estate team. The experience was truly humbling, as three remarkable gentlemen believed in my leadership, becoming partners and forging what I anticipate to belifelong friendships.
 
While aspiring to maintain a spot in the Top category, encountering slower months led to a momentary loss of hope. However, we persevered, focusing on assisting our clients individually, unaware that a collective effort would bring success in the last quarter. Achieving the Top 1% category underscores the capabilities of my team. This year, our goal is to impact the lives of 100 families through buying or selling homes. Fraser Valley real estate market 2022 — highs, lows, and a return to balance

 SURREY, BC — In a year that saw prices peak early on, feeding off the momentum of record-breaking sales in 2021, the Fraser Valley real estate market came back down to earth by the close of 2022, due largely to interest rate increases designed to stave off inflation.

The Fraser Valley Real Estate Board (FVREB) processed 716 sales on its Multiple Listing Service® (MLS®) in December 2022, down 14.7 per cent from the previous month and down by 60.4 per cent compared to the same month last year, making it the lowest December sales recorded in the last 10 years.

The Board received 803 new listings in December, a decrease of 52.8 per cent compared to November, and 37.2 per cent fewer than December of last year. Total active listings for December stood at 3,923, down by 26.4 per cent compared to November, but nearly double (100.5%) compared to December 2021.

The year closed out with a total of 15,273 sales, just over half of 2021’s record-setting 27,692 and the ninth-lowest annual tally of the past decade. New listings were down 8.9 per cent at 32,442 compared to 2021.

 With a sales-to-active listings ratio of 18 per cent, the overall market closed out the year in balance (the market is considered balanced when the sales-to-active listings ratio is between 12 per cent and 20 per cent.).

What are the Down Payment Requirements?

The amount of your down payment will determine whether you'll have a conventional mortgage or a high-ratio mortgage, which must be insured.


What's the difference?

  • Conventional mortgage: means your down payment is 20% of the purchase price or more.
  • High-ratio mortgage: means your down payment is less than 20% of the purchase price.

Effective February 15, 2016, the minimum down payment for new mortgages have been modified. The new breakdown is as follows:

  • For homes with a purchase price less than or equal to $500,000 the minimum down payment is 5%
  • For homes with a purchase price greater than $500,000 and less than $1 million, the minimum down payment is 5% of the first $500,000 plus 10% of the remaining balance
  • For homes with a purchase price of $1 million or more, the minimum down payment is 20%

High-ratio mortgages must be insured by a mortgage insurer such as the Canada Mortgage and Housing Corporation (CMHC), Genworth Financial Canada or Canada Guaranty. You will be required to pay the premium for this insurance.


The insurance premium:

  • Will depend on the amount you are borrowing and the percentage of your down payment. Usually, mortgage default insurance premiums range between 0.6% and 4.50% of the mortgage amount
  • Can be paid at the time of purchase, or added to the principal amount of your mortgage.
